The Farms at Bailey Station fully operational, filling up

The build-out is mostly complete except for some of the Garden Homes, and The Farms at Bailey Station near the border of Germantown and Collierville is filling up.

Fifty percent of the 176 apartments are now occupied and 30 of the 63 garden homes within The Meadows at The Farms are now occupied, according to Michelle Vincent, executive vice president of the community’s developer, Retirement Companies of America (RCA).

“We expect all of The Meadows to be built and occupied by the end of 2024,” Vincent said.

RCA is a locally-based developer and operator of senior living communities that will turn 40 years old next year. It operates sister community Kirby Pines as well, which RCA is preparing for a significant repositioning improvement to its campus in the first quarter of 2023.

“One of the biggest realities for us is that we have moved from developing this community (The Farms) after many years to fully operating this community,” she said. 

Which is why the company is looking to bring on qualified staff and team members to serve its growing number of residents.

On The Farms’ health campus, which is called the Jordan River Health Campus, residents are now living in the skilled nursing and assisted living facilities and RCA is preparing to welcome residents in memory support in October.

The Farms is offering those services, plus inpatient and outpatient rehabilitation services, to Farms residents and people who don’t live there.

“There are some people who don’t choose to move into an independent living retirement community and remain in their home until they need a greater level of care,” Vincent said. “The Jordan River Health Campus is available to those people who need a direct admission for a family member who may need assisted living, memory support or skilled nursing or inpatient and outpatient rehab.” 

Jordan is a Medicare-certified community so people would use Medicare and private insurance.

The Farms at Bailey Station is among the nation’s most advanced model retirement communities. 

RCA visited more than 200 communities around the country to bring the most innovative ideas in architecture, design, living, dining and health care to The Farms.

The community’s Central Park has beautiful gardens, sparkling fountains, an outdoor kitchen with dining, built-in fire pits, croquet and bocce courts, a dog park, and an event lawn with stage. The new Clubhouse is a hub for dining, fitness and wellness, education, entertainment, pampering and worship.

Outdoor spaces are a priority The Farms. From common areas to first-floor apartment patios, outdoor spaces were intentional in the design to provide the health benefits of fresh air and to make residents happy.

The Meadows community of garden homes features a lake with walking paths as well as Chimney Park, a gathering space with dual-fuel outdoor fireplace and grilling station. There are multiple dining venues throughout the campus.

The Jordan River Health Campus features secure garden spaces and courtyards to provide natural light and fresh air, both covered and open. The 60-suite skilled nursing residence lobby has a translucent floor with water flowing underneath. Thirty of the suites are available for inpatient rehabilitation and short-stay recoveries, with access to outdoor courtyards to promote healing.

There are 52 private assisted-living suites, 32 private memory-support suites, and 4,300 square feet dedicated to both inpatient and outpatient rehabilitation.
